Property Report to Church Council – July 2014

Apart from regular tree pruning, garden work, chair and other repairs and maintenance and cleaning materials handling, the following specific activities are brought to Church Council attention.

Resignation:

Sadly, Shanta has found it necessary to resign from property due to health and so we are looking for new members who can take on the Cleaning material, toilet and hand towel ordering. Shanta has graciously agreed to continue to look after the Fist Aid kits and their contents. This is wonderful. We note a point of appreciation of Shanta contribution over the past year.

Roof safety:

Property obtained a quote on the installation of roof safety connections to allow contractors and volunteers to access the church roofs. The quote came in excess of $8,000 and we did not support that option. We also obtained a quote from a Commercial Roof maintenance firm who do not require us to make these installations as they have their own portable safety equipment.

They will clean roof, gutters and the hall high windows and worship center skylight for $600. We propose to engage that company for a trial period.

Lawns and Gardens:

We would like to highlight and compliment Nick Dart, Peter Trewin and Andrew Hosking on the great job they have done to recover our front lawns from many years of drought. The lawns are looking wonderful and we are advising all mower volunteers to continue to cut the lawns higher than in the past to preserve them.

The current water system is not able to cope with pressure needs to use the lawn sprinklers and following a discussion we will have with Lyn McDonald on his return form Kenya, we will look to increase the size of the pump that manages the lawns and gardens. (More to follow).

Cleaning Roster:

Members of the Chinese Church have volunteered to join the cleaning roster for the worship centre and Hall. This will be a great assistance.

Electrical tagging:

Following Neil Leisters certification, Neil has commenced a process to test and tag all church equipment. He has completed over 100 tests with only a couple of failures such as power cords and power boards which have been thrown out.

Any equipment that cannot be repaired (where ownership is unknown) that fails will be thrown away. Neil will not be providing free testing for individuals HOWEVER, we will shortly commence a process of testing any musical instruments, power tools or kitchen utensils that are used on site (Privately owned or not) and any that fail the test will not be permitted to be used at the church. This will be a particularly demanding task before the fete as on fete day, if they fail, they will NOT be allowed to be used.

OHS and Risk Management tasks:

Heather Hon and Warren are finalising a document to come to Church Council in July which details the matters that need to be considered for all events held at GWUC and includes steps to be taken to ensure compliance with the UCA Manual.

Meeting with Chinese Church members:

A pleasant and productive meeting was held with representatives of the Chinese Church, Communications, Church Council and Ministry team. Property is happy to support the recommendations coming to Church Council that they be allowed to use an “A” frame board at the front of the property when their services are in progress, that they be allowed to insert a notice in the two entrance noticed boards and that Communications investigate providing a “Hirer Contact” page on our web site for all hirers to be able to have information about their GWUC based activity.

Chapel carpet:

Property is investigating replacing this carpet with Carpet Tiles which will provide greater flexibility and easier to store replacement units. If successful, we may use the same approach in other areas of the church as the carpet needs replacing.

Solar update:

AGL continues to be tardy in completing our transfer to Solar billing, (and I understand from many peoples this is common with all of the power companies as they are trying to delay the loss of income). At this time, payment for the CRT credits is the only outstanding impact on us as the lower power usage is already reflected in our power bills.

Men’s toilets:

The ongoing problems in the men’s urinal of sticking flush button and flooding water is to be resolved by replacing the cistern at the earliest opportunity.
